We require all tenants to complete a rental application prior to renting from us. We charge a fee of $20.00 plus tax for the processing of the application. This fee is charged to cover our costs in the processing of your application. We check criminal background and registered sex offenders on all applicants. We also check rental history and credit as well. This is all done in order to assure the safety and well-being of all our tenants.
We require the full security deposit be paid prior to signing a lease. The amount of the deposit varies depending on the apartment rented. This deposit is held until you move out of the rental unit. Our goal is to refund your deposit as quickly as possible after you terminate your tenancy.
We require a 6 month lease with all tenants. We also require that all tenants at or above 18 years of age sign the lease. Our lease clearly outlines many aspects of your rental experience. Included are repair requirements, landlord obligations, tenant requirements, military clause, and further information about our apartments.
We accept personal checks, money orders, or cashier’s checks for payment. We do not accept cash as payment in an effort to offer a safer work environment for our employees. Payments can be mailed or made in person at our office, 819 Parkland, Clovis, New Mexico.
Rent is due for all tenants on the 1st of each month. We charge late fees for each tenant having a balance at the close of business on the 5th of each month.
Requests for repairs or maintenance can be made by phone, in writing, or by email. We strive to complete all repair requests within 24 hours of being reported.
